Colorado’s recent weather offers a clear example.

In early June, severe thunderstorms developed across the I-25 corridor, bringing large hail, damaging winds, and the potential for isolated tornadoes. Reports near Denver included hail reaching approximately 1.75 inches, the size of a golf ball.  

Weeks later, wildfire and water risk converged in southern Colorado. After the Aspen Acres fire burned through the region, the National Weather Service warned that thunderstorms could produce one to two inches of rain in an hour over the burn scar. The resulting runoff created an immediate risk of flash flooding and debris flows.  

That is the Colorado risk picture: hail, wind, wildfire, and flooding can affect the same market within weeks, and one event can create exposure to another.

The Colorado rental market is moving just as dynamically.

Also in June, the number of leased properties reported through REcolorado fell 18% year over year. Yet the median leased price increased 3% to $2,895, and properties leased in a median of 22 days—two days faster than the previous year. The median price per square foot declined 4%, while the price per bedroom increased, reflecting shifts in renter preferences and the mix of properties being leased.  

For agents, these variations reinforce that there is no single landlord profile or rental-property strategy.

Some owners prioritize premium control. Others need broader protection for property, liability, or lost rental income. Rental terms, ownership structures, and property types also vary.
